Whether you’re extending your home, converting a garage or planning a new build, clear drawings and practical advice make the process much easier from the start. At iLine Designs, we work with homeowners across Falkirk, Stirling, West Lothian, North Lanarkshire and the wider Central Belt to create architectural plans that suit the property, the brief and the way the finished space will be used.

We prepare planning drawings for house extensions, garage conversions, internal alterations and residential projects that require local authority approval. Building Warrant

Where a building warrant is required, we will act on your behalf throughout the application process, liaising with the local authority to secure the necessary approval. This stage ensures that your project complies with the Building (Scotland) Regulations and relevant British Standards.

Contract Administration

Contract Administration involves overseeing the construction phase of your project in accordance with the terms of the building contract. This service includes coordinating with contractors and consultants, monitoring progress and workmanship, issuing contract instructions, certifying payments, and helping to ensure the project is delivered in line with the approved design, programme, and budget.
